Lettings services

The lettings process is not just about finding someone to live in your property. It is about setting up the property as a suitable home from the outset, and matching a tenant to you and your property to ensure a happy relationship.

As landlords now bear the costs for all paperwork, referencing etc, we try to keep these prices low by using third parties we have built relationships with, and using local independent companies for things such as the inventory check-ins and cleaning. We never add hidden fees or take ‘back-handers’!

Please see below for what is included in our lettings and property management services. These are the basic facts detailing what we offer, but of course it’s much more personal than it sounds and we get to know your property inside and out!

Our Lettings and Property Management Services

Let Only

8% + VAT ¹
  • Visit and assess property in person
  • Arrange marketing – photos and floorplans
  • Arrange EPC if needed (third party cost)
  • Advise on any safety certificates etc needed (third party costs)
  • Market the property on all of the main portals – Zoopla, On The Market, Rightmove, SpareRoom
  • Conduct all viewings
  • Vet potential tenants personally
  • Reference potential tenants (£40+VAT each)
  • Draw up Tenancy Agreement (£150+VAT)
  • Arrange inventory check-in (third party cost)
  • Register tenant’s deposit
  • Supply new tenant with all relevant documents and advise on future rent payments (whether to be via us or directly to you)

  • We take our fees however the tenant pays – eg monthly if monthly, 6 monthly if so
  • ¹ 8% of achieved rental income (+ VAT)

Management Only

5% + VAT ²
  • Visit and assess property in person
  • Meet the current tenants
  • Check all paperwork is in order
  • Arrange paperwork as necessary (third party costs)
  • Key holding
  • Ongoing 2/3 yearly checks on the property
  • 2/3 yearly reports on property checks to you
  • Point of contact for all maintenance issues
  • Arranging tradesmen as needed (third party costs)
  • Keeping on top of and arranging all ongoing annual etc certificates and licences
  • Assisting with deposit claiming at end of tenancy

Let + Management

12% + VAT ³

  • Tenant referencing included

Case Study 1

Managing a portfolio for Mr S based in the North of the UK

Working with families
Mr S ended up taking on responsibility for his father’s portfolio of properties when his father became too unwell to do it himself.

Far afield clients
Based in the North of the UK, he is nowhere near the properties in London and so needed someone who was local and above all honest.

Flexibility
The properties are scattered all over South West / West London and so to be able to have one agent without a strict postcode restriction was a huge bonus for him.

Maximising potential
The properties were at various stages – some being let already but needing management, some needing to be refurbished, and later, needing to be let to new tenants. Mr S’s father was not able to recall many aspects of the history and so we therefore looked together at all of the paperwork and managed to work through doing the best to maximise occupancy and rentals whilst managing a seamless transaction for the current tenants. We also didn’t insist that he put everything all under our service, if he was able to keep costs down and do some himself.

I have felt that Leah has our best interests at heart and has even helped out with matters which were not related to our work together, e.g., offering advice on separate issues or in one case helped to draw up a tenancy agreement for a direct tenant.
